Signature of a partnership between Grand Paris Aménagement and GA Smart Building

In co-promotion, Grand Paris Aménagement and GA Smart Building will design and build a 100% off-site wooden demonstrator, for 60 family housing units in the Charles Renard Est district, in Saint-Cyr-l’École (78) . In this sense, an agreement and a partners’ pact were signed today at Sibca.

Grand Paris Aménagement and GA Smart Building are targeting a start of construction at the end of 2024, after a marketing phase in spring 2024. “The deadlines will be very short with only 12 months of construction if the whole is made in 3D wooden modular, or 16 months if it is a mix of 2D and 3D that is chosen,” they specify.

“The challenges are multiple: significantly increase the level of quality and finish thanks to off-site construction, optimize the design and construction to find a financial balance and meet strong ambitions for quality of use, landscape and environmental, without sacrificing architectural quality,” add Grand Paris Aménagement and GA Smart Building.

In this context, the ITAR Architectures agency was unanimously selected for this project. Designed in a U shape with penthouses of a maximum height of R+3, the complex develops 60 family housing units, ranging from T1 to T5, on a floor area of 4,000 m². It aims for the level 3 biosourced label, will be NF HQE certified and will meet the 2028 threshold of RE2020.

“At Grand Paris Aménagement, we are keen to develop innovative solutions to offer high-quality buildings that reduce the carbon footprint,” declares Jean-Philippe Dugoin-Clément, president of Grand Paris Aménagement, mayor of Mennecy. “The 100% off-site wooden housing demonstrator is an example of this. It will combine environmental exemplarity and rapid completion times. I am delighted that we can deploy this first experiment with Sonia Brau, mayor of Saint-Cyr-l’École, GA and thus share our common ambition for a sector of the future. »

Sophie Meynet, general director of residential real estate at GA Smart Building, adds: “This 100% off-site wooden housing demonstrator is the result of close co-design work with Grand Paris Aménagement, with whom we share the conviction that off-site is the future of construction and one of the keys to its decarbonization. »

“The town of Saint-Cyr-l’École is proud to be able to accommodate such an innovative method of construction just a stone’s throw from the historic site of the military high school. Reconnecting with sustainable and natural materials by combining them with innovative processes, these are pioneering choices which well summarize the tradition of excellence of our city and which guide the choice of our partners », concludes Sonia Brau, Mayor of Saint- Cyr-l’École.
