Airbnb: these neighborhoods where fraudsters are the most penalized in Paris

Judges have increasingly heavy hands against unscrupulous Parisian owners. Illegal rentals on Airbnb cost them 31,000 euros on average on appeal (20,000 at first instance), in 2023, according to the town hall of Paris. This is 9000 euros more than in 2022 (5000 euros in the first instance). The fine can go up to 50,000 euros, if you do not obtain authorization from the town hall to rent your second home on a tourist platform. A « multi-rental » owner, residing in the 16th arrondissement of Paris, recently learned of this the hard way.

The main residences are also in the sights of Anne Hidalgo. If you do not register with the town hall or if you rent your accommodation for more than 120 days a year, you also risk a maximum fine of, respectively, 5,000 and 10,000 euros.

If the judges are more severe, the total amount of fines, on the other hand, continues to melt. In 2021, 3.5 million euros were collected by the town hall of Paris. A year later, this figure drops to 2.5 million euros. And, after 7 months, this recipe amounts to “only” 535,000 euros. The reason? There are fewer and fewer disputes. Le Figaro was able to obtain the details of these fines, district by district, as well as the number of disputes related to tourist rentals. These disputes therefore concern both primary and secondary residences. The tourist districts are those where the owners are the most penalized. The center of Paris (the first four arrondissements of Paris) with 40% of disputes over the last two years, the 18th and 15th (20% each) are the three arrondissements where illegal rentals are the most frequent. The proximity of the Marais, Montmartre and the Eiffel Tower, which offer exceptional views, is no stranger to this.
